Historic Tax Credits

 

The Federal Historic Preservation Tax Incentives program encourages the private sector rehabilitation of historic buildings through financial incentives. Since the establishment of the program in 1976, communities have been revitalized through the rehabilitation of abandoned or under-used historic schools, warehouses, factories, churches, retail stores, apartments, hotels, and offices.   In order to qualify for the tax credit, a building must be listed on the National Register of Historic Places (individually or as a contributing element of a historic district) and income producing. The rehabilitation must follow the Secretary of the Interior's Standards for Rehabilitation, which are designed to allow for the adaptive reuse of a building while ensuring its historic character is retained.

 

 

Richard Grubb & Associates (RGA) provides consulting services for developers or property owners seeking historic tax credits for rehabilitation. Having preservation professionals familiar with the tax credit program to coordinate the application can make a tremendous difference in the quality of a project and the ease of the review process. It is important to consider the tax credit application early in the planning process in order to ensure that rehabilitation will meet the Secretary of the Interior's Standards. The RGA staff is very familiar with these standards and can offer design advice. If a client is considering rehabilitating a building that is not listed on the National Register, RGA can determine whether a building could be eligible for the National Register and, if so, complete the National Register nomination for that building. 

 

The RGA staff has experience with a variety of tax credit projects including the adaptation of a brewery into office space, a community center into apartments, a warehouse into retail/office space, and a hotel into apartments.
